Property Rates in Gurgaon in 2026: Sector-wise Price per Sq Ft
Across Gurgaon, asking prices run from roughly ₹13,400 to ₹14,800 per sq ft in 2026, depending on which portal you trust. One August 2026 write-up using. Housing.com listing data puts the average near ₹13,380, while Square Yards' September 2026 snapshot has the city at ₹14,750. The average hides a very wide spread. Golf Course Road averaged about ₹23,550 per sq ft, while Sohna and Manesar sat near ₹11,150. This guide gives corridor and sector figures from September 2026 portal data, explains why portals disagree (sometimes by over ₹10,000 for the same sector), and shows how to test whether a quoted price is fair. Unless stated, every figure is an asking price. Use it as a starting reference, not a valuation. Property Rates in Gurgaon 2026: Real Estate Prices & Trends +2
Gurgaon price per sq ft by corridor
Square Yards' September 2026 snapshot tracks nine micromarkets, with its percentage changes measured to March 2026. The ranking below is by average asking price. Squareyards
Corridor | Avg asking price (₹ per sq ft) | Change (to Mar 2026) |
|---|---|---|
Golf Course Road | 23,550 | +10.2% |
Golf Course Extension Road | 19,300 | +0.4% |
Sohna Road | 17,250 | +1.6% |
Central Gurgaon | 17,250 | −1.9% |
Southern Peripheral Road | 14,750 | −5.5% |
Dwarka Expressway | 13,600 | −2.9% |
New Gurgaon | 12,200 | +1.3% |
Manesar | 11,150 | −5.9% |
Sohna | 11,150 | +13.0% |
Two things stand out. First, the gap between the top and the bottom is more than double. Second, the direction of travel differs by corridor. These are asking prices in listings, which can move faster or slower than the prices at which deals actually close. For a comparison of the top two, see our guide to Golf Course Road vs Golf Course Extension Road.
Sector-wise rates: what the portals show
Sector averages are less stable than corridor averages, because one tower can move the number. The table shows what major portals reported at the time of checking, with the source named in each row.
Sector | Corridor | Reported asking price (₹ per sq ft) | Source |
|---|---|---|---|
54 | Golf Course Road | 32,850–34,100 | 99acres |
54 | Golf Course Road | 21,820 | NoBroker listing average, July 2026 |
62 | Golf Course Extension Road | 20,750 | 99acres, Apr–Jun 2026 |
65 | Golf Course Extension Road | 20,000 | 99acres |
67 | Golf Course Extension Road | 16,300 | 99acres |
68 | SPR | 12,350–12,450 | 99acres |
106 | Dwarka Expressway | 16,000–16,450 | 99acres (Jul–Sep 2026), Square Yards |
113 | Dwarka Expressway | 15,950–16,050 | 99acres (Jul–Sep 2026) |
85 | New Gurgaon | 12,729–14,387 | Housing.com data, 99acres, Square Yards, NoBroker |
88 | New Gurgaon | 11,600 | 99acres |
A few details behind the numbers. Sector 106's 99acres quarterly series moved from ₹15,900 in Jan–Mar 2026 to ₹15,800 in Apr–Jun and ₹16,000 in Jul–Sep, which is nearly flat. Sector 113's series was ₹16,250, ₹16,050 and ₹15,950 over the same three quarters. In Sector 67, 99acres puts flats at ₹15,150–18,500 and builder floors at ₹10,300–12,400, a reminder that apartments and floors sit in different price bands even in the same sector. Why every portal shows a different number
Anyone comparing sources will notice the gaps. There are four usual reasons.
Asking price versus registered price. This is the biggest. For Sector 54, 99acres shows an asking average around ₹32,850 per sq ft, alongside an average registry rate of about ₹17,844. Registry values are what appear in registered deeds and circle-rate-linked records, and they can sit far below the asking price in premium towers. 99acres
Different area bases. 99acres quotes its rates on super built-up area. A price quoted on carpet area will look much higher per sq ft for the same flat. Always ask which area a price is based on. 99acres
Different product mix. A sector average moves if a new luxury launch enters the listings, or if older resale flats dominate. NoBroker's Sector 62 page shows a headline average of ₹28,823 for October 2026, while a line further down quotes about ₹17,196. The two figures on one page show how much the mix and the method matter. Nobroker
Different timing and methods. For Sector 85, four sources put prices anywhere from ₹12,729 (Housing.com-based data) to ₹14,387 (NoBroker-verified listings, August 2026), with 99acres and Square Yards in between. Ganga Realty, Nobroker
The practical rule: treat any single figure as a range and compare at least three sources before you anchor on it.
Ready-to-move, under-construction and new launch prices
You might expect ready flats to cost the most, but the opposite showed up in this data. Square Yards lists ready-to-move at about ₹14,164, under-construction at ₹14,800 and new launches at ₹15,150 per sq ft. A likely reason is that new launches skew toward premium corridors and carry developer pricing for new amenities, while the ready stock includes older resale flats. That is an inference, not something the data proves, so compare like with like: the same corridor, similar age and a similar size. Squareyards
Circle rates are not market rates
Circle rates are the government's minimum valuation for registration. The Tribune reported that draft 2026–27 collector rates for luxury projects such as DLF Camellias, Magnolias and Aralias in Sectors 42, 43 and 54 were around ₹39,325–39,350 per sq ft, up from roughly ₹37,750. The revised rates took effect in April 2026, with increases of 15–30% in many categories and up to 75% in some areas. Notice that the ₹39,000 figure for those luxury towers sits above the Sector 54 portal averages above, because the average mixes in older and lower-priced buildings. Circle rates are set by the district administration and can differ from what buyers and sellers actually agree. For your sector, check the official Gurugram schedule.
What a flat actually costs
Per-sq-ft figures only become useful when you multiply them out. Here is the arithmetic for a 1,500 sq ft apartment at three of the corridor averages above:
At ₹12,200 (New Gurgaon): about ₹1.83 crore
At ₹19,300 (Golf Course Extension Road): about ₹2.9 crore
At ₹23,550 (Golf Course Road): about ₹3.53 crore
These are base prices. GST on under-construction units, stamp duty and registration, parking, club membership and maintenance deposits are extra, so ask for the full cost sheet in writing.
Are prices still rising?
Not uniformly. ANAROCK reported on 28 September 2026 that Gurugram's average capital value rose from ₹6,150 per sq ft in 2019 to ₹13,350 in Q2 2026. That is strong growth over seven years, but the 2026 portal data shows a more mixed picture: Golf Course Road up 10.2%, while Southern Peripheral Road and Dwarka Expressway were down in asking terms in the Square Yards data, and the sector series for 106 and 113 barely moved across three quarters. Past growth does not guarantee future growth, and nobody can honestly promise a return on a specific sector.
How to check a fair price before you buy
Compare three or more sources, and note whether each is an asking price, a registered price or a listing average.
Ask which area the price is based on: carpet, built-up or super built-up.
Ask for recent registered deals in the same project and tower, and compare floor, facing and age. A lawyer can help read the deeds.
Check the project on HRERA. Our RERA guide explains what to look for.
Use a bank valuation as a cross-check. A home loan advisor can tell you how lenders value the unit.
For premium units, work through the luxury apartment checklist.
Research the developer. Our builders directory is a starting point.

Conclusion
A fair price in Gurgaon is a range, and it depends on the corridor, the sector, the age of the building and which area basis is quoted. Use the portal figures to set a budget, then test a specific unit against registered deals and a bank valuation. When you're ready, browse residential properties or talk to an advisor about a shortlist.
