JLL's figures put Gurugram at 43% of NCR residential sales and 45% of new launches in Q2 2026. ANAROCK reported NCR prices up 12% year on year in Q3 2026, the highest among the seven cities it tracks. Sales tell a different story. Knight Frank recorded NCR sales down 11% in January–September 2026, with Gurugram leading the decline, and the weakness concentrated in higher price bands. This guide explains how those pieces fit, which corridors drive demand, how commercial property is doing, and what to check before you buy.

The residential market: strong prices, softer sales

Prices and sales are moving in different directions. ANAROCK's Q2 2026 report said NCR had the steepest annual price rise among India's top seven cities, driven largely by Gurugram's premium corridors, while sales dipped and developers pulled back launches. Knight Frank's September 2026 data shows where the strain sits. Sales in the ₹5–10 crore range fell 39% year on year to 4,033 units, against 5,002 units launched. The ₹2–5 crore band, by contrast, was the largest by sales at 15,333 units, up 8%, although launches there rose faster at 15%. Knight Frank also said Gurugram accounted for the bulk of the correction and held 57% of NCR's unsold inventory.

Knight Frank's North India head described this as a change in the supply mix and not a broad collapse in demand. Read that as a market where mid-premium homes are selling and the most expensive tier is waiting for buyers. For buyers, a slower upper segment can mean room to negotiate, but it should also prompt extra checks on delivery timelines. For sellers and investors, price growth in the averages doesn't mean every project is appreciating.

Q3 launches were concentrated along growth corridors such as Sohna and the Dwarka Expressway, which tells you where developers expect demand to follow infrastructure. For the price-per-sq-ft detail, see our guide to property rates in Gurgaon.

Where the demand sits: five corridors

Corridor

What it is known for

Golf Course Road

Established premium address with Rapid Metro access

Golf Course Extension Road

Newer premium projects, Sectors 58–67

Dwarka Expressway

Airport-side connectivity, Sectors 102–113

Southern Peripheral Road and Sohna Road

Southern links toward the Delhi–Mumbai Expressway

New Gurgaon

Widest budget range, still developing

Each has different trade-offs on price, commute and maturity. The detailed breakdown is in our guide to the best sectors to buy property in Gurgaon, and the two premium roads are compared in Golf Course Road vs Golf Course Extension Road.

What infrastructure is changing

Several projects have moved from plan to road, and others are still plans:

  • Dwarka Expressway. The Haryana section opened in March 2024 and the Delhi section in August 2025. NHAI began tolling at Bijwasan in November 2025.

  • Metro. Rapid Metro and the Yellow Line serve parts of the city today. The Millennium City Centre–Cyber City corridor is under construction, and longer corridors toward Sector 56 and Panchgaon were at the project-report stage in 2026.

  • Roads. GMDA was preparing to widen Golf Course Extension Road to eight lanes in May 2026. The Sohna Elevated Corridor links toward the Delhi–Mumbai Expressway.

  • Drainage. GMDA set targets for storm drains in several sectors in 2026, and waterlogging has been reported along the Dwarka Expressway (June 2024) and around SPR (July 2025).

Treat announced projects as possibilities, and confirm status with GMDA, NHAI or GMRL before you let a timeline influence a purchase. Our post on metro expansion and prices covers the connectivity story in more depth.

Commercial real estate in Gurgaon

Gurgaon is NCR's main office market. Knight Frank data reported by Flex Insights put Gurugram at nearly 65% of Delhi-NCR's record office leasing in the first half of 2025, and Cushman & Wakefield gave it a 72% share in Q3 2025, led by Cyber City and the NH-8 corridor. In 2026, Colliers recorded NCR leasing doubling to 3.3 million sq ft in Q3, and CBRE put the region at 4.4 million sq ft for the quarter. The two firms count differently, so don't compare the numbers directly. Colliers' figure excludes renewals and pre-commitments, for example. Flex operators were a notable driver, with about 2.8 million sq ft leased in NCR in January–September 2026, according to the Outsource Accelerator report on that data.

Retail has followed the same pattern, with main streets outperforming malls in 2025 and food and beverage operators taking about 40% of leasing, per the same Flex Insights report.

Be careful with rent figures. Two broker pages we checked quote Cyber City at ₹85–125 and ₹110–200 per sq ft per month, and neither is an authoritative market report. Ask for current quotes for the specific building. For options, browse commercial properties, office spaces, retail spaces and SCO plots, or read our piece on why Sector 66 is drawing commercial interest.

Property types you will see

  • Apartments and flats: the bulk of supply, from mid-segment to ultra-luxury. Start at residential properties.

  • Builder floors: smaller-scale independent floors, often in established sectors. See floors for sale.

  • Branded residences: hotel- or brand-managed premium homes. See branded residences.

  • Plots: residential and commercial. See plots.

  • Commercial: offices, retail, SCO plots and co-working space, covered above.

Rules and checks every buyer should know

  1. HRERA registration. Check the project on the Haryana RERA site under the Gurugram authority. Our RERA guide explains the record.

  2. Circle rates. Gurugram's rates were revised in April 2026, with increases of 15–30% in many categories and up to 75% in some areas, according to Tribune reporting. They affect your registration cost.

  3. Taxes and charges. See property taxes in Haryana for what you will pay.

  4. Title and paperwork. Have a lawyer review the documents.

  5. Financing. Check your loan eligibility with a home loan advisor before you commit.

  6. Developer track record. Our builders directory is a starting point.

How to start

Decide whether you are buying to live in, rent out or run a business, then set a budget that includes registration and other charges. Pick the corridor that matches your daily route. Shortlist two or three projects and test them at your commute hour. Verify them on HRERA and compare prices from several sources. If you want a second opinion, talk to an advisor.

Conclusion

Gurgaon's market in late 2026 rewards careful buyers. Averages are rising, upper-tier sales are soft, and offices are busy. Pick a corridor, then a project, and check the paperwork before the price. Browse properties in Gurgaon when you are ready.
