Buying a Shop in Gurgaon: High Street, Mall or SCO Frontage in 2026

A shop in Gurgaon can be a unit on a high-street market road, a unit inside a mall or retail podium, or the ground floor of an SCO building. In 2026, retail demand favours well-placed units. Cushman & Wakefield recorded 0.6 million sq ft of Delhi-NCR retail leasing in Q3, with high streets taking 71% and Gurugram the most active market. Leasing for the first nine months of the year totalled 1.8 million sq ft, up 49% on the year. With no new mall supply, Grade A mall vacancy kept falling, and rents rose across prime streets. The returns quoted online are a different matter. Broker pages put shop yields anywhere from 5% to over 16%, and “assured return” offers carry developer risk. This guide shows how to read the data and what to verify before you pay.

A convenience unit for residents

Small operators

Limited catchment, weak footfall in some projects

What the 2026 retail data says

  • Delhi NCR recorded 0.6 million sq ft of retail leasing in Q3 2026, with high streets taking 71%, Gurugram the most active market, and fashion, food and beverage and entertainment brands driving demand.

  • Nine-month leasing reached 1.8 million sq ft, up 49% year on year, and with no new mall supply, vacancy in Grade A malls fell further while rents kept rising across prime high streets.

  • Nationally, prime high-street rents rose an average of 2.1% on the quarter and 6.8% on the year in Q3 2026, and Grade A mall vacancy fell to 4.8%.

  • Quarters swing: Delhi NCR leasing in Q3 was 0.55 million sq ft, down 17.7% on Q2 but up 7.9% on the year.

The mix has changed through the year. In Q1, malls took 64% of Delhi-NCR leasing and high streets 36%. In H1, mall leasing rose 100% year on year while high-street leasing rose 4%. By Q3, high streets had overtaken malls. A likely reason is that malls have no new space to lease, so brands go to streets. That is an inference, not something the reports state, but it means one quarter’s split shouldn’t drive a purchase decision.

Cushman & Wakefield also noted that brands are looking beyond the most visible locations to markets with strong, consistent consumer bases, with Old Gurugram as an example. Demand is real, but it’s concentrated where the catchment is proven.

Where Gurgaon’s retail sits

Galleria Market is the prime benchmark. In Cushman & Wakefield’s 2025 ranking of Delhi-NCR high streets, Galleria Market recorded the highest rent growth, up 14% to ₹1,150–₹1,250 per sq ft per month, and Sector 29 Market also appears on the list. Those are prime-street figures, not what a typical shop earns.

Retail follows people and offices. Established belts include Golf Course Road and MG Road, and newer catchments are building along Golf Course Extension Road and Dwarka Expressway. Developer material markets new retail in sectors such as Sector 82, Sector 102, Sector 106 and Sector 113. Those are brochure claims, so verify the status of each project. For a local commercial example, see our post on Sector 66, and browse retail spaces.

Rent and yield: why the numbers disagree

Broker pages are inconsistent about what a shop earns:

  • One page puts pre-leased retail shop returns at 5–6%, and another puts quality pre-leased retail at 5–7% net.gurgaoncommercial, assuredgains

  • Others say 7–11% for brand-leased high-street units, 8–12% in established projects, and 10–16% or more for high-street retail in affluent catchments. Pre-Leased Property for Sale in Gurgaon 2026 +2

Those can’t all describe the same market. Wider claims often mix net and gross yields, prime and ordinary locations, and actual rents with projected ones. One of the more cautious pages also warns that a developer may be subsidising the rent on a pre-leased unit, which is why you should check who really pays. assuredgains

Work it out yourself: annual rent divided by purchase price. A worked illustration (arithmetic only; the rent is a placeholder and not a market quote). A 500 sq ft shop at ₹22,000 per sq ft costs ₹1.1 crore. At a rent of ₹150 per sq ft per month, it earns ₹75,000 a month, or ₹9 lakh a year, a gross yield of about 8.2%. Then subtract maintenance, property tax and vacancy. Replace the placeholder rent with a real quote for the exact unit.

Assured return: who is actually paying?

Assured-return offers are common in new commercial launches. One broker guide explains the difference plainly: in a pre-leased property a tenant pays rent under a lease, while in an assured-return deal the developer pays from its own funds, and such schemes typically promise higher yields of 10–24% but carry the developer’s solvency risk. Broker pages list assured-return launches at 10–12% and in some cases 18–24%. bestluxuryresidences, bestluxuryresidences

Ask these questions before you sign:

  • Who pays, and from what? A developer’s promise is only as strong as the developer.

  • For how long? Many assured returns stop at possession or after a fixed period.

  • What happens after? Check whether a tenant is secured when the payments end.

  • Is it in the registered agreement, or only in a brochure or an email?

  • Is the price higher? A high assured return may be funded partly by a higher purchase price, which is worth testing against comparable units.

Have a lawyer read the agreement, and check the developer’s record in our builders directory and on HRERA.

Checks before you buy

  1. Registration and approvals. Search the project on the Haryana RERA site. For a built project, ask for the occupancy certificate. Our RERA guide explains the record.

  2. Position. Ground floor or upper floor, frontage width, corner or inside, visibility and parking ratio all affect rent.

  3. Catchment. Count the homes and offices within walking distance, and visit at different hours, including evenings and weekends.

  4. Mix and vacancy. Look at how many units in the project are open and trading, and who the anchor is. One broker guide specifically flags units under 300 sq ft in weak projects as a risk. assuredgains

  5. Lease terms. For a leased shop, check lock-in (broker pages commonly cite about three years), escalation, deposit, signage rights and permitted use.

  6. Net yield. Deduct maintenance and property tax. See property taxes in Haryana, and confirm GST and registration costs with a professional.

  7. Financing. A financing advisor can explain commercial loan terms.

  8. Exit. Small shops in weaker projects can be slow to resell, so decide how long you can hold.

Self-use or investment

If you’ll run the shop yourself, compare the price with the rent you’d otherwise pay, and weigh the loss of flexibility. If you’re buying to lease, the tenant and the catchment matter more than the headline yield. The returns promised on a prime street are earned by a handful of units, not by the average one. Our comparison of buying office space shows how pre-leased office yields in real listings compare.

Conclusion

Retail leasing in Gurgaon is strong in 2026, and it’s concentrated in proven locations. A shop is only as good as its catchment, its tenant and the agreement behind its income. Treat headline yields and assured-return offers as claims to test, and do the sum yourself on the exact unit. When you’re ready, browse retail spaces or commercial properties, or talk to an advisor.

    Frequently Asked Questions

It can be in a proven catchment. Cushman & Wakefield recorded rising prime high-street rents in Q3 2026 and falling mall vacancy. Quality of location and tenant matters more than the headline yield.

Neither is better in general. High streets took 71% of NCR leasing in Q3 2026, but a mall offers managed footfall. The split has swung through the year, so judge the specific asset.

Broker pages quote anywhere from 5% to over 16%. Calculate it from the actual rent and price, and subtract maintenance and tax.

It depends on the developer. In an assured-return deal the developer, not a tenant, pays the return, so check the agreement, the duration and the developer’s record.

Galleria Market is the prime benchmark, and Sector 29 Market also features in Cushman & Wakefield’s NCR list. Newer catchments are building along Golf Course Extension Road and Dwarka Expressway.

Broker pages quote wide ranges. One cites ₹22,000 to ₹55,000 per sq ft. Compare written quotes for the exact unit and area basis.
