Commercial Property in Gurgaon: A 2026 Buyer's Guide
Commercial property in Gurgaon comes in four main forms: office space, retail (shops, high-street units and mall space), SCO plots, and industrial or warehouse space. Offices cluster in Cyber City, Golf Course Road, Udyog Vihar and the NH-48 belt, with Golf Course Extension Road a newer addition. Retail does best on main streets and in well-run Grade A malls. SCO plots sit along corridors from Golf Course Extension Road to Dwarka Expressway. Cushman & Wakefield recorded 4.1 million sq ft of NCR office leasing in Q2 2026, with Gurugram the dominant market, and 0.7 million sq ft of retail leasing. Rent and yield figures on broker websites vary widely, so this guide shows what to verify instead of quoting numbers you can't rely on.
The main types of commercial property
Type | What you buy | Who it suits | Main risk |
|---|---|---|---|
Office space | A unit in a commercial tower | Occupiers and investors seeking tenants | Vacancy and building quality |
Retail shop or high-street unit | A shop in a mall or on a market street | Retailers, investors | Footfall and tenant mix |
SCO plot | A freehold plot to build shops below and offices above | Investors and developers with capital | Construction, approvals, cost |
Co-working or managed space | A unit leased to an operator | Investors seeking a single tenant | Operator dependence |
Warehouse or industrial | Land or a unit for storage or production | Logistics and manufacturing users | Road access, power, lease terms |
Offices: where demand is and why rents are hard to pin down
Gurgaon is NCR's main office market. In its Q2 2026 MarketBeat, Cushman & Wakefield said Gurugram remained the dominant office market in NCR, with strong traction in Delhi Aerocity and the Noida Expressway as well. IT-BPM firms led leasing, followed by flexible workspace operators and professional services firms. In Q3 2026 Colliers recorded NCR gross leasing more than doubling to 3.3 million sq ft from 1.6 million, while CBRE put the region at 4.4 million sq ft for the quarter. The two firms count differently. Colliers excludes renewals and pre-commitments, for example, so compare trends and not totals. Flex operators leased about 2.8 million sq ft in NCR in January–September 2026.
The prestige hubs are Cyber City and Golf Course Road. Golf Course Extension Road (Sectors 58–67) has grown as a lower-cost alternative, and Sohna Road, SPR and Dwarka Expressway are described by brokers as emerging.
Rents are where sources fall apart. Broker pages published in 2025 and 2026 quote Cyber City at anything from about ₹100 to ₹200 per sq ft per month. Golf Course Extension Road is quoted at roughly ₹70 to ₹140. These are marketing pages, not market reports, and they mix warm-shell, furnished and managed rents. Ask for current written quotes for the specific building, and ask what the figure includes (common area maintenance, parking, fit-out). Retail: malls, high streets and shops
Retail demand has been strong, with a split by quality. Cushman & Wakefield reported Delhi-NCR retail leasing up 78% year on year to 1.3 million sq ft in H1 2026. Mall leasing more than doubled, while high-street leasing grew 4%. Grade A malls had about 6% vacancy against 13% for Grade B+ malls. In Q1 2026, Gurugram accounted for 54% of NCR's retail leasing. By category, fashion led with 28% of H1 leasing, followed by food and beverage at 16% and department stores at 12%. In Q2 2026, malls took 63% of leasing and headline mall vacancy was 7.2%.
The practical lesson is that retailers are competing for good locations and passing over weak ones. If you're buying a shop, look at frontage, footfall at the hours that matter, the anchor tenants nearby and who actually leases there. Browse retail spaces, or read about commercial real estate in Sector 66 for a local example.
SCO plots: what you are actually buying
An SCO (shop-cum-office) plot is a freehold commercial plot in a planned, licensed market where the owner builds shops on the lower floors and offices above. You buy land and then carry the construction, so the total outlay is the plot price plus construction, approvals and carrying costs.
Three cautions apply:
Rules change. Permitted height, coverage and floors are set by DTCP Haryana's policy and have been revised. Some brokers still quote old limits, so check the current rules against the licence and the zoning plan for that specific plot.
Prices vary wildly. One broker page says SCO plots range from ₹40,000 to over ₹1.5 lakh per sq yard, while another says new developments start around ₹3.2 lakh and run to ₹4–5.5 lakh. They cannot both describe the same market. Compare quotes for the exact plot.
Marketing projections are not data. Some SCO pages advertise "5-year appreciation" figures. Treat those as sales claims.
A simple illustration (arithmetic only): a 100 sq yd plot at ₹4 lakh per sq yd costs ₹4 crore before any construction. Browse SCO plots and confirm the licence status before you pay a booking amount.
Warehouses and industrial space
Cushman & Wakefield recorded about 8 million sq ft of warehouse leasing in NCR in H1 2026, driven by third-party logistics, FMCG and automobile occupiers. The buyer profile differs from offices and retail: road access, power, lease terms and permitted use matter more than address prestige. Verify land use and permissions before you commit to any industrial plot.
Commercial corridors at a glance
Corridor | Typical use | Notes |
|---|---|---|
Cyber City and DLF Phases | Grade A offices | Prestige address, Rapid Metro nearby |
Offices and premium retail | Established, premium | |
Newer offices, SCO and retail | Metro access is limited | |
Udyog Vihar and NH-48 | Older IT-BPM and large-format | Highway access |
SCOs and neighbourhood retail | Follows residential growth | |
Mixed offices and retail | Check specific projects |

Reading yields without fooling yourself
Broker pages quote gross yields anywhere from 5% to over 8%, with no shared method. Do the sum yourself on a specific unit: annual rent divided by purchase price. Here is an illustration (arithmetic only, not a market claim). A 1,000 sq ft office rented at ₹120 per sq ft per month earns ₹1.2 lakh a month, or ₹14.4 lakh a year. If the purchase price is ₹2.4 crore, the gross yield is 6%. Then subtract maintenance, property tax, vacancy months and brokerage for a net figure.
A higher yield is not automatically better. A lower yield on a Grade A building with a long lock-in can beat a higher quoted yield in a location where tenants leave.
Checks before you buy
Registration and licence. Search the project on the Haryana RERA site. For plots, also confirm the DTCP licence and zoning. Our RERA guide explains what to read.
Title and approvals. Ask for the occupancy certificate and fire clearances where relevant, and have a lawyer review the documents.
Area basis. Ask whether the price is on carpet or super area. Efficiency varies a lot between commercial buildings.
Tenant and lease. For an investor purchase, check the lease agreement: lock-in, escalation, deposit and the tenant's track record. Treat "assured return" offers with care and read the contract.
Total cost. Include registration, taxes (see property taxes in Haryana), maintenance, parking and any GST on under-construction units. Check the rate with a professional.
Financing. Commercial loans differ from home loans. A financing advisor can explain the terms.
Developer record. Our builders directory is a starting point.
Exit. Commercial units can take longer to resell than flats, so plan your holding period.
Conclusion
Commercial property in Gurgaon is a set of different markets that behave differently. Offices and malls are performing well at the top and less so lower down, SCOs depend on rules and construction, and the quoted rents and yields online aren't reliable on their own. Define your use (occupy or lease out), shortlist two or three assets and verify the licence, lease and numbers before you pay. Browse commercial properties or talk to an advisor to discuss a shortlist.
