Buying Office Space in Gurgaon: A 2026 Guide for Investors and Business Owners
You can buy an office in Gurgaon in three ways: a ready unit you occupy yourself, a pre-leased unit with a tenant already paying rent, or a unit in a business park still under construction. Demand is strong but the market is not tight. Cushman & Wakefield recorded 3.8 million sq ft of Delhi-NCR office leasing in Q3 2026, with Gurugram taking 63% of it. Vacancy across NCR was 17.6%, and Grade A rents rose 6–9% year on year, with Gurugram’s central business district and prime NH-8 stretch growing 12–15%. Online yield claims are less consistent. Generic pages promise 6–10.5%, while the specific pre-leased listings we reviewed show stated yields of about 4–6%. This guide shows how to read those numbers and what to check before you pay.
Three ways to buy an office
Route | What you get | Who it suits | Main risk |
|---|---|---|---|
Ready unit, self-use | A unit you can fit out and occupy | Businesses wanting their own premises | Fit-out cost, running costs |
Pre-leased unit | A unit with a tenant and a lease | Investors wanting rent from day one | Tenant leaves after lock-in, lease terms |
Under-construction unit | A unit in a new business park | Buyers who can wait, often at a lower entry price | Delays, vacancy at launch |

What the 2026 market data says
Cushman & Wakefield’s Q3 2026 Delhi-NCR figures show a market that’s busy but carrying space:
NCR leasing hit 3.8 million sq ft in Q3 and 10.7 million for the first nine months, with flexible workspace operators taking 32% and Gurugram 63%. cushmanwakefield
Net absorption of 2.2 million sq ft beat new supply and brought vacancy down to 17.6%, while Grade A rents rose 6–9% across the region and 12–15% in Gurugram’s CBD and prime NH-8. cushmanwakefield
GCC leasing in NCR fell to about 1.0 million sq ft in Q3, down 31% on the quarter and 60% on the year, which shows how uneven large occupier demand can be. propliners
Nationally, new office completions hit an all-time quarterly high of 22.7 million sq ft in Q3 2026, and pan-India vacancy rose to 14.37%, the first increase after twelve quarters of decline. cushmanwakefield, pressnewsagency
What this means for a buyer: rents are rising and demand is real, but NCR vacancy is higher than the national figure, so you shouldn’t assume a unit will always be let. Prime submarkets are doing better than the average, which is why location matters more than a headline number. Different research houses also count differently. For Q3 2026, Cushman & Wakefield reports 3.8 million sq ft, Colliers 3.3 million and CBRE 4.4 million, so compare trends and don’t mix totals.
Where offices are concentrated
Hub | What it is known for |
|---|---|
Cyber City and the DLF City belt | Gurugram’s best-known Grade A cluster |
Golf Course Road and MG Road | Premium offices, close to the Rapid Metro |
NH-8 (NH-48) prime stretch | Highway-fronting business parks, reported by Cushman & Wakefield as a top performer for rent growth |
Golf Course Extension Road (Sectors 58–66) | Newer business parks, a frequent site of pre-leased listings |
Udyog Vihar | Older IT and BPM belt |

Pre-leased offices: what the listings show
Pre-leased offices are the form most investors ask about, and the listings show a fairly consistent lease structure. Across the broker listings we reviewed (asking details, not verified deals):
Leases of nine years, with a three-year lock-in, furnished space and a 15% escalation after three years, or a four-year lock-in and 12.5% escalation. prithviestates
Deposits of roughly four to six months, and fit-out or rent-free periods of four to six months on some NH-8 listings. leasing
Rents of about ₹92 to ₹141 per sq ft per month and asking prices from about ₹19,000 to ₹27,000 per sq ft on Golf Course Extension Road, and above ₹40,000 for a unit on MG Road.
Stated yields between 4% and 5.92% across the listings on one broker’s page. prithviestates
A worked example using one listing’s numbers (arithmetic only, not a recommendation). A 1,440 sq ft unit on Golf Course Extension Road, rented at ₹92 per sq ft, priced at roughly ₹19,000 per sq ft. Rent is ₹1,32,480 a month, or about ₹15.9 lakh a year, on a price of about ₹2.74 crore. That is a gross yield of about 5.8%, matching the listing’s own figure.
The lock-in is the only period the rent is contractually fixed. After the lock-in ends, the tenant can usually leave, and a rent-free period reduces first-year income. Check the lease deed, not the brochure.
Reading yield claims
Yield claims range widely. Generic pages say average yields of 7% to 10.5% in 2026, or 6–9% for Grade A offices. The listing-level numbers above are lower, around 4–6%. Possible reasons include the difference between a marketing average and a specific building, and that cheaper, older or smaller units may quote higher yields because they come with more risk. That is an inference, not something the sources prove.
Work it out yourself: annual rent divided by purchase price, then subtract maintenance, vacancy, property tax and brokerage for a net figure. A “guaranteed” or “assured” return needs the agreement behind it. Ask who pays, for how long, and what happens if the payer stops.
Costs beyond the price
Registration and stamp duty, and any GST on under-construction units. See our guide to property taxes in Haryana, and confirm current rates with a professional.
Common area maintenance (CAM), parking charges and power backup.
Fit-out, if the unit is a bare shell.
Financing costs. Commercial loans differ from home loans, so ask a financing advisor.
Vacancy. Budget for months without rent, particularly after a lock-in ends.
Checks before you buy
Registration and approvals. Search the project on the Haryana RERA site. For a ready building, ask for the occupancy certificate and fire clearances. Our RERA guide explains what to read.
Title. Have a lawyer check ownership, encumbrances and the sale agreement.
Area basis. Ask whether the price is on carpet or super area, and what the efficiency of the floor plate is.
Tenant and lease documents. For a pre-leased unit, ask for the registered lease deed, lock-in, escalation, deposit and exit clauses. Check the tenant’s identity and financial standing, and ask whether it is an operating business or a flex operator, because operators carry their own risk.
The building. Check occupancy, CAM dues, parking allocation, power backup and who else owns floors.
Price against rent. Compare the yield with recent leases in the same building.
Developer record. Our builders directory is a starting point.
Exit. Small strata units can take time to resell, and NCR vacancy is 17.6%. Decide how long you’re willing to hold.
Who should buy what
A business that wants control of its premises: a ready unit, in a building where you’d be happy to stay.
An investor who wants rent from day one: a pre-leased unit, after reading the lease and testing the tenant.
A buyer who can wait and wants a lower entry price: an under-construction unit, accepting delay and launch-vacancy risk.
Someone who wants office exposure without owning a unit: listed REITs are another route with different liquidity and tax treatment, so compare them before deciding.
Conclusion
Offices in Gurgaon are in demand, but the market carries more vacant space than the national average, and yield claims online are looser than the numbers in real listings. Pick a hub that suits your use, read the lease and the building, and do the yield sum yourself. When you’re ready, browse office spaces or commercial properties, or talk to an advisor.
