ILD Trade Centre is a ready commercial complex of about 4.3 acres in Sector 47 on Sohna Road, with office spaces and retail shops in roughly 200 units. Its location between Golf Course Extension Road and the Sohna Road residential belt makes it popular with small and mid-sized offices, clinics, consultancies and service businesses, and units are regularly available for lease and resale. ILD Arete – Sector 33, Sohna

ILD Arete is a ready residential community of about 760 homes on roughly 12 acres in Sector 33, Sohna, south of Gurgaon. It suits buyers looking for a ready home at a lower price than central Gurgaon, with access via Sohna Road and the Sohna Elevated Road. For a resale purchase, check the tower's occupation certificate, conveyance status and maintenance dues.

ILD Grand Centra (ILD Greens) – Sector 37C

ILD Grand Centra, also called ILD Greens, is a 22-acre project in Sector 37C with 2 and 3 BHK apartments. Launched in 2008, it was due for possession around August 2017, but deliveries ran years late. Partial possession began in February 2020. In 2022 HRERA Gurugram issued directions on the pending units and, in a contempt case, ordered civil imprisonment of the promoter. In January 2023 it ordered a refund to a buyer and set a revised completion deadline of December 2023. Some flats, reportedly in tower 2, remained undelivered. If you're buying here on resale, insist on the OC for that tower and a clear title. ILD has also marketed ILD Spire Greens in the Dwarka Expressway area. Listing sites give conflicting sectors and registration details, so verify its HRERA registration directly before acting on any offer, for example near Sector 99.

ILD's Insolvency (CIRP) – What It Means

The National Company Law Tribunal (NCLT) in New Delhi admitted International Land Developers into the Corporate Insolvency Resolution Process on 20 March 2018, and again on 3 June 2022, with further appeals before the NCLAT in 2023 and 2024. During CIRP, a resolution professional manages the company, and homebuyers are financial creditors who must file claims. The outcome decides how pending units are completed.

• Existing allottees: make sure your claim is filed with the resolution professional, and keep your agreement, payment records and any HRERA orders.
• Resale buyers: buy only units with an OC and clear title, and check whether the CIRP affects transfer or dues.
• Tenants: leasing a completed ILD Trade Centre unit from its owner is usually straightforward. Confirm the owner's title and the building's maintenance arrangements.
